Our SEO case studies

Our new home builder SEO services
Early on, few buyers search for a builder by name: they type a home style, a city, a community name or a price, often months before they sign a contract. As an SEO agency in Montreal, we structure a home builder’s website around those searches, from the first idea to the model home tour.
One page for every floor plan
We give each floor plan its own page: ranch, two-story, townhome or condo, with square footage, bedrooms, plan drawings, a photo gallery of completed homes and a starting price if you choose to publish one. A search like “new 3 bedroom ranch home” plus a city can then land on a precise page instead of a PDF catalog. Plans link to each other and to the communities where each one can be built.
One page for every community
We build a page for each community or subdivision: phases, available lots, plans offered, schools and amenities nearby, a map and sales office hours. When a phase sells out, the page shows its status and links to active communities. When the whole community is sold out, we keep the page if it still draws searches; otherwise we redirect it (301) to the nearest active community so the backlinks it earned keep working. A phase launch announced in your news section, and sometimes picked up by local news, also feeds link building to that community page.
SEO for custom home builders and lots
We split pages by what you actually sell, because the searches differ: “build on your lot,” “custom home builder near me” and “modular home prices” come from three different buyers. If you build on the buyer’s land, each town you serve can get its own page with the local constraints you know. Production builder offers, custom homes for clients working with an architect and factory-built homes each keep their own page, and the custom page leads to a quote request.
A Business Profile for each sales office
We set up the Google Business Profile for your head office and, when a community’s sales office meets customers during its posted hours, a profile for that office too. Google’s guidelines make for-sale properties such as model homes ineligible, while sales offices are eligible for verification. Photos of active job sites and model homes are refreshed at each phase, and your NAP (name, address and phone number) stays identical across directories. If you mostly build on buyers’ lots without an office open to the public, service-area businesses are covered on our SEO for plumbers page.
Content for buyers still planning
We write the guides buyers read before they call: cost to build a home, choosing a lot, financing, permits, your new home warranty and energy certifications such as ENERGY STAR certified new homes in the US or the ENERGY STAR for New Homes and R-2000 standards from Natural Resources Canada. Financing and tax guides stay general and refer readers to a lender or an accountant. In the United States, community copy takes into account the Fair Housing Act, which prohibits discrimination when people buy a home, so it describes the homes and the area; you stay responsible for your advertising.
Galleries, plan files and mobile speed
We cut page weight on mobile, where builder sites often carry heavy photo galleries, PDF plans and embedded maps. Our technical SEO work covers your WordPress or other CMS: compressed images, Core Web Vitals, page speed, title tags and schema markup for plans and communities. A fast site also helps a buyer standing in a community find the right plan page on their phone.

Everything about home builder SEO

The searches behind SEO for new home builders
Buying a new home takes months and the keywords change at every stage. Our keyword research sorts your target keywords by stage, because a floor plan search and a community search need different pages.
Floor plan, style and price searches
At first, buyers explore: house plans, modern farmhouse, ranch with a three-car garage, the cost to build a new home. These long-tail keywords often face less competition than “home builder” plus a major city. We answer them with plan pages and cost guides that lead to a tour request.
Community, city and school district searches
Closer to a decision, searches turn local: new homes plus a town, a community name, lots for sale near a school district, quick move-in homes. We handle local SEO for each community, from its page to its Business Profile, to help buyers find your open phases.
National builders, manufacturers and listing sites
On broad searches, you compete with national builders, modular manufacturers and real estate listing sites that often publish thousands of pages. We focus on what only you can describe in detail: your actual communities and the towns where you really build.
Our home builder SEO method
The full method is on the page for our SEO agency for construction companies; for a home builder, it comes down to three steps.
Take stock of your plans and communities
We list your floor plans, communities and phases, then compare them with your existing pages, your current rankings and the competitors that already hold the local pack in your towns. Missing, duplicate and sold-out pages surface in that audit.
Prioritize the inventory you need to sell
We put a phase that is opening or homes ready for move-in ahead of a plan few buyers ask about. We then plan pages phase by phase, following your sales calendar.
Publish, then track tours and appointments
Our team works directly on your site: plan and community pages, schema markup, redirects, Business Profile and fixes for common SEO mistakes. Progress is tracked in a monthly report or a meeting, whichever you prefer, from organic traffic to your community pages to the leads that matter: tour requests and sales office appointments.
What home builder SEO costs
For a home builder, a mandate usually runs about $1,500 to $2,000 a month. The price depends on the scope of the work and the competition, not on a fixed price grid; large sites move to a custom mandate. Google Ads management is included with no management fee and the mandate runs month to month; tell us about your communities for a precise estimate.
Why SEO Montreal™ for a home builder
Our team has worked with more than 500 clients in over 25 industries, including construction companies: one construction contractor’s site reached 12,788 visits per month. We take on home builders anywhere in Canada or the United States, in English and in French. We also work on your communities’ visibility in ChatGPT, Perplexity, Copilot and Google AI Overviews, the focus of our GEO agency.
What is home builder SEO?
Home builder SEO is the organic search optimization of a new home builder’s website and Business Profile in Google and other search engines: floor plan pages, community pages, lots, sales office profiles, buyer guides and structured data. It differs from SEO for remodelers in two ways: the buying cycle runs through several stages and the inventory changes every time a phase sells out. Proof specific to new construction, such as your license and warranty enrollment, can also matter to buyers.
Home builder SEO FAQ
Yes, as soon as the plan is actually offered. Someone looking for a three-bedroom ranch wants to see that plan, its drawings, its square footage and the communities where it can be built, not your full catalog. Each plan page can rank for its own searches and lead to a tour. Variations that are too close to the same plan stay on one page, with the options listed.
Keep it or redirect it, rather than deleting it outright. If the community still draws searches, the page stays live with a sold-out status, photos of completed homes and links to your active communities. Otherwise, a 301 redirect to the nearest active community preserves the backlinks the page earned. We make that call each time a phase sells out, as part of the mandate’s inventory review.
Under Google’s guidelines, a model home on its own is ineligible, like any property for sale. A sales office is eligible for verification if it meets customers during the hours on its profile. When your model home doubles as a staffed sales office, the profile is created in the office’s name, with its real opening hours and the community it serves.
That is your business decision, but new home buyers often search for prices. A starting price for each plan, with what it includes and what makes it vary, such as the lot or upgrades, answers those searches. If you would rather not publish prices, a guide to cost factors answers part of the same intent.
Clearly, with the source. In Ontario, the Home Construction Regulatory Authority licenses new home builders and runs the Ontario Builder Directory, and Tarion ensures buyers get their builder’s warranty coverage. In Quebec, new home builders covered by the guarantee plan need an RBQ license and GCR accreditation. Your license number, where your state, province or city requires one, and your warranty enrollment can appear on each plan page, with a link buyers can check. You remain responsible for their accuracy.
Yes, if you regularly have them. Finished or nearly finished homes match a different search than a plan you still have to build, and those buyers are often in more of a hurry. A page that lists these homes, with the expected closing date and tour hours, gets updated with every sale. We link it to the community pages and to the sales office’s Business Profile.
Yes, they can. When a buyer asks ChatGPT, Perplexity or Copilot which builders work in a city, the answer can name a few companies, drawing on sources such as their websites, Google reviews and articles that mention them. No agency can guarantee a mention, but plans and communities described clearly, with the same contact details everywhere, can help these tools cite you. That work is part of the mandate.
